An exciting development is currently taking place in Hamburg in the area of building communities.
Besides cities like Munich, Düsseldorf and Berlin, Hamburg has a housing shortage. The reason for this is a general trend to live in the city, especially young people prefer to live in the city,
The housing shortage is exacerbated by the fact that the public sector has practically no longer carried out social housing construction in the last two decades. Real estate companies have not filled this gap, they have mainly developed high-priced projects in the property sector.
The City of Hamburg has reacted to this problem by selling city owned plots of land at a share of approx. 30% to building communities.

On the homepage of the city development authority there is a separate section for joint building projects. On this page there are plots that the city sells, there are also assemblies that advertise their project and where you can also register.
Usually a building community is founded by interested parties with the aim to acquire one of the offered plots. A project is developed with an architect with which the building community applies for a plot of land.

The advantage of the assemblies beside idividueller dwelling space development is also a striking cost saving which can be increased with appropriate own contribution in the development also still. The more innovative these projects are, the greater the chance of the building joint venture for the property.
In addition to architectural quality and sustainability, the main focus is on social innovation, new housing models, social mixing and interaction with the neighbourhood. If we achieve this e.g. with flat-sharing communities, apartments for the elderly, bicycle workshops, children’s groups, etc., the aim is to generate social added value that goes beyond the construction project.
Sounding names like “Gateway to the World”, “Carpe Diem”, “Nidus” (Nest), “Einklang”, “Arche Nora” should also express this philosophy.
